The Board of Directors voted at the November 19th, 2020 regular Board of Directors meeting to approve the 2021 Proposed Budget. The proposed budget suggests the standard increase that has been discussed the last few years of a 3.2% inflationary/cost of living increase, which will increase the monthly assessments minimally to $101.14 per month, per lot. The Proposed Budget will be posted for review for 15 days on our website, after which time it will be considered ratified. Review the 2021 Proposed Budget and FAQ sheet at www.kilncreek.org. Please contact the HOA office for the password, or check the Friday email blast. Call ahead to ask for a hard copy at the HOA office. Once we know you are coming, we will place a copy outside the office for you to pick up.
The Board decided a couple years ago to start implementing very small, incremental increases each year going forward aimed at maintaining the long-term spending power of KCOA funds. Think of these increases as small cost of living adjustments that will remediate the natural inflationary pressures that can be expected over time. We hope this approach will bring with it a degree of expectancy each year while eliminating the need for large increases in the future.
Don't forget to adjust your payments starting January 1, 2021. We will send you reminders and details via our Friday email blasts. It will also be communicated in your BB&T Coupon book which you will receive in the mail mid-December. If you are on ACH, you will not receive a coupon book, but you will receive a notice from BB&T. They will automatically adjust your payments for those on ACH per your agreement when you signed up.
